Episode 5: To list or not to list before putting in an offer

 

So the question is, should you put an offer on a new home, before you list your current home? It’s a big question and we’re here to help you try to answer that today. 


A couple of different things come into play:

  1. What’s your time frame? 
  2. Are you under pressure? Do you have to move? Is your job relocating? Do you need to sell your house quick? Are you trying to downsize?
  3. Are you just curious and wanting to get the most out of your house you can get?  Now is the time to get the most out of your equity.  


Let’s talk about the first thing. If you are under 300K in Ellis County right now they are selling fast. We’re talking zero to seven days average on market.  A lot of that time is just due to all the multiple offers and agents trying to get through them and pick the right one.  If you are in that price point and you are going to list under 300K, what we suggest is that we get your home completely ready to list. We’re going to actually present an incoming MLS sheet with your offer that shows the listing agent that we have taken pictures, measurements, everything to list your house and on our end is one button to get your house on the market. That makes your offer very competitive with that contingency. Its very normal in every demographic that you cannot afford to buy another house without selling your current house. Listing agents know this in the market. We are not scared of contingencies, but we are going to do everything we can to make yours the strongest offer as possible and that is with that incoming MLS sheet that we’re going to provide. 


If you’re in a higher price point, let’s say you are listing closer to 500K, then we probably need to go ahead and list your house and then start looking for a new one, because it’s a little bit longer days on the market. It takes some more specific buyer to find that. They are going to want the big land or they’re going to want the pool, and all the amenities that come with your house that’s at $500,000. If you’re more in that higher bracket, then that’s a different scenario. We’re going to want to get your house ready, stage it, pictures, then list it. Then we will start finding something else for you. 


If you are in that lower price point, we are going to do everything we can to get it ready to go. Perfect condition, ready to rock, start making offers for you and list it the second after you get something executed. 

Everything is dependent upon you though. If you have somewhere to go, maybe you don’t have to move right now and you have somewhere to stay, maybe you are able to do a short term lease or stay with family members for 3-4 months. We can list your house, get the most we can out of it, and take our time finding you another one.
